Applying for a Rental Property

The rental process can feel overwhelming, especially if it’s been a while since you last rented or if it’s your first time applying. To make things easier, we’ve outlined the process in five simple steps.

 

Step 1: Inspect the Property

Start by finding a property that suits your needs, lifestyle and budget. Consider factors such as location, nearby amenities, public transport, schools, and weekly rent.

Our open home inspection times are updated every week. If inspection times are not yet available when you enquire about a property, simply submit an enquiry and we will notify you once inspection times are released.

 

Step 2: Submit Your Application

Once you, or someone you trust, has viewed the property, you can submit your application.

Navigate to the property you wish to apply for via our Available Rentals page and click 'Apply' to complete the application online through 2Apply.

You will be asked to provide the following information and supporting documents:

  • Personal identification (e.g. driver’s licence or passport)
  • Rental history and references from previous landlords or property managers
  • Employment details and proof of income (such as payslips or bank statements)
  • Character references
  • Details of pets (if applicable)

Please note: All applicants aged 18 years or older must submit their own application.

Step 3: Application Screening

Once your application has been submitted, our Property Management team will begin the screening process. This may include:

  • Verifying your identity and employment details
  • Contacting references to confirm rental history
  • Reviewing credit history (with your consent)
  • Assessing your ability to meet rental payments and maintain the property

Step 4: Application Outcome

We aim to process applications within 24–48 hours, subject to reference checks.

You will receive updates as your application progresses through our system.

  • Successful applicants will receive a phone call from our Property Management team with a formal offer.
  • Unsuccessful applicants will receive notification via our leasing system.

 

Step 5: Lease Signing

If your application is approved, a holding deposit will be required to secure the property before lease documents are prepared.

Your lease agreement will outline key details including:

  • Rental amount and payment frequency
  • Lease term
  • Bond requirements (usually equivalent to four weeks’ rent and lodged with NSW Fair Trading)
  • Responsibilities for repairs and maintenance, including how to report maintenance through the TAPI system

Once the lease has been signed and all required payments are made, you will be ready to collect your keys and move into your new home.

Important:
Applications will not be processed unless the property has been viewed and all required documentation has been provided.
